At Clandulla, weβre more than just accommodation β weβre opening up our home, our farm, and a very special experience for families to enjoy.
To make sure every guest has a safe, relaxing and memorable stay, we ask that you take a moment to read through the following terms and conditions before your visit.
By confirming your booking with us, you agree to these terms on behalf of yourself and all members of your group.
Your Stay at Clandulla
Clandulla is a small, family-run farmstay, and each cottage is carefully prepared for your arrival. We kindly ask that you respect our check-in and check-out times so we can maintain the quality and experience for all guests.
Check-in is from 2:00pm, and check-out is by 10:00am.
Late check-outs are not available to guests as we are only a small team and do not have the resources to grant any requests. Fees will apply if check-outs are not made in time.Β
All bookings are for a minimum of two nights and are made for holiday purposes only. Bookings are non-transferable and cannot be sublet. Extensions are always welcome where availability allows β just ask us.
While we respect your privacy, we may need to access accommodation during your stay if required for safety, maintenance, or in the event of a concern.
Children are welcome at the property; parents are solely responsible for the supervision, care and actions of their children whilst at Clandulla Cottages. Clandulla Cottages accepts no liability for the actions of children whilst on the property.
We expect and encourage an appropriate level of care to be used during your stay. On departure, the accommodation must be left in a similar state to its condition on arrival. Please remove any residual food from the fridge and pantry that you supplied during your stay. Any extra cleaning required will result in a $100 per hour additional charge.
In the case of unforeseen circumstances, we reserve the right to allocate a different cottage or suite if deemed necessary.
Payment & Cancellation
Deposit: 50% of accommodation price required at time of booking.
Final payment: Final 50% payment will be due 7 days prior to arrival and will be automatically processed with the details provided unless otherwise advised.
If booking less than two weeks prior to arrival, full payment will be required on booking. Payments of the amount due must be received in Australian Dollars.
We understand that plans can change, and we aim to be as fair and transparent as possible with our cancellation policy.
Standard Bookings (Outside Peak Periods):
Cancellations made 15 days or more prior to arrival are free of charge, and the deposit will be fully refunded.
Cancellations made within 15 days of arrival will result in forfeiture of the 50% deposit.
Peak Period Bookings:
Please note that deposits for bookings during peak periods are non-refundable, regardless of notice given.

Changes to the dates of your booking can be made 7 days prior to the start of your booking if the new dates are available.Β No refunds will be given even if the new dates are outside of the peak period.Β
In case of no-show: 100% of the booking is charged.
Some special rate offers bookings may be non-cancellable as specified with the individual booking. Gift vouchers are non-refundable.
Guest Numbers & Occupancy
All bookings must accurately reflect the total number of guests staying, including all children and infants, regardless of age or bedding arrangements.
Clandulla Cottages & Farmstay operates under strict occupancy limits for each cottage in line with fire safety regulations, insurance requirements, and property compliance. Only registered guests listed on the booking are permitted to stay overnight.
If your guest numbers change prior to arrival, you must notify us in advance. We will accommodate changes where possible; however, this is subject to availability and the maximum occupancy of the cottage.
Any undeclared or unapproved additional guests may result in:
- Additional charges; and/or
- The requirement to book an additional cottage; and/or
- Refusal of accommodation if occupancy limits are exceeded
These conditions are in place to ensure the safety, comfort, and experience of all guests on the property.
Responsibility
The person booking the accommodation or services with Clandulla Cottages is responsible for any financial matters, such as damage to property, and also for the behaviour and conduct of any parties present at Clandulla Cottages on account of that personβs booking.
Clandulla Cottages is a working farm, with live animals, machinery, native wildlife and other risks. Staying at, or attending the property is entirely at your risk and the risk of the attendees. Please be alert to your surroundings at all times. We require that all animals at Clandulla Cottages are treated with care and respect. Children must be supervised at all times.
You must comply with the directions of our management in relation to all matters.
Should you, your children or your guests act in any way that Clandulla Cottages determines is inappropriate, dangerous or otherwise unacceptable, you and your group will be required to leave the property. In these circumstances, no refund or credit will be issued in respect of unused accommodation or services.
Guests must be considerate with noise levels and be respectful of other guests, as the cottages and suites are close to each other and in some circumstances interconnecting.
Damage, Loss & Additional Costs
The person making the booking is responsible for the conduct of all guests, and for any costs incurred during the stay.
A valid credit card is required for all bookings, and you agree that we may charge this card for any reasonable costs associated with:
- Damage to the property, furnishings or equipment
- Missing items
- Additional cleaning, additional bed linen or blanket during stay due to accidents, dry cleaning or extra laundering dur to accidents
- Professional carpet, furniture or upholstery cleaning
- Unapproved extra guests
- Misuse of the property or facilities
This may also include loss of income if a cottage cannot be re-let due to damage or misuse.
Smoking
No smoking is permitted in or around the Clandulla Cottages buildings, decks or common areas. Those smoking in those areas will be asked to leave the property. In the event of smoking taking place in or around the buildings, you will be charged an additional cleaning fee of $500.
BYO Accommodation
No caravans, tents, campers or other portable accommodations are permitted on the property.
Parking & Electric Vehicles
Parking is available on site; however, vehicles and belongings are left at your own risk.
If you are travelling with an electric vehicle, please let us know in advance. Charging is not included as part of your stay, and unauthorised use of power for EV charging may incur additional charges.
Pets
Pets are permitted, by management approval, only when staying in the Hibiscus House and guests agreeing to the Pet-Friendly Terms and Conditions.
Pets are NOT permitted at any other accommodation options at Clandulla Cottages.
Bonfire
Bonfires are permitted only in the designated area if the conditions and weather are permitting. At the sole discretion of management, the fire must be started by management, kept small and manageable. In a total fire ban, no fire will be allowed.
Children MUST be supervised by an adult or parent at all times around the bonfire.
The safety of children and guests around the fire is your responsibility, and Clandulla Cottages holds no liability for any injury or damage from the bonfire.
Travel Insurance
We highly recommend you take our comprehensive travel insurance at the time of your booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event that travel is cancelled; loss or damage to personal baggage, loss of money and medical expenses.
Liability
By booking your accommodation or services with Clandulla Cottages you, your children and your guests acknowledge that there are risks associated with attending the property and you agree that attending the property is at the risk of each person attending the property. You, on behalf of yourself, your children, your guests, personal representatives and any other heirs, irrevocably agree to release, waive, discharge, hold harmless, defend, and indemnify Clandulla Cottages and all its staff from any and all claims, actions or losses as a result of bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of participation in all activities while at the property.
Privacy
Clandulla Cottages collects personal information from our customers and suppliers. This may include when you communicate with us, when you meet with us, when you purchase or pay for our products or services, when you visit our premises or when you supply goods and services to us.
We will not usually disclose your personal information to others. You do not have to provide us with your personal information. However, if you do not, we may not be able to conduct business with you.
By using any of our products or services, visiting any of our websites or giving us your personal information, you agree to your information being collected, stored, used and disclosed as set out in this Privacy Policy.
